Wallpaper installation in a Bangkok condo: juristic rules, timeline and the day itself

Wallpaper installation in a Bangkok condo comes with a few extra steps. Here's who signs what for the juristic office, how long each stage takes and what happens on the day our fitters arrive.

You've chosen the paper, you've pictured the wall, and then someone mentions the juristic office. Suddenly a lovely decorating project sounds like it needs a lawyer. It doesn't. Wallpaper installation in a Bangkok condo has a few extra steps compared with a house, but they're predictable, and most of them are ours to handle.

Here's how it works from our side of the wall: who needs to sign what, how long each stage takes, and what actually happens on the day our fitters arrive.

Does the juristic office need to approve your wallpaper?

Usually not the wallpaper itself. The juristic person (นิติบุคคล — your building's management office) cares about common areas, structure and safety, not the pattern inside your unit. What they do control is who comes into the building to work, when, and how they move through the lifts and corridors.

So the paperwork is about the fitters, not the décor. Every building writes its own rules, so treat what follows as typical rather than universal, and check your building's version. If you rent, you'll also want your landlord's blessing first; our guide to wallpaper in a rented Bangkok condo covers that conversation.

The paperwork most buildings ask for

Most juristic offices want some combination of the following before contractors can start:

  • A contractor work notification or permit form, signed by the unit owner. If you rent, that usually means the owner's written authorisation too.
  • Copies of the fitters' ID cards and a list of the names of everyone working in the unit.
  • A refundable damage deposit at some buildings. Ask the office how much it is and how long the refund takes, because both vary.
  • Permitted working hours, typically weekdays. Many buildings restrict or ban work on Sundays and public holidays, and some limit Saturdays too.
  • A service or goods lift booking, often with protection for the lift walls and corridor floors.
  • Rules on rubbish: contractors take their offcuts and debris away with them rather than using the building's bins.

Any deposit is a matter between you and your building, so it's worth asking the office about it early. We handle the forms themselves, and we suggest starting the paperwork about a week ahead, which gives the office time to process it.

Who does what: you and us

Your list is short. You sign or authorise the form (plus landlord permission if you're renting), tell us your building's rules or put us in touch with the office, and sort out access on the day, whether that's a key card, someone at home or a key arrangement with the front desk. Before we arrive, take pictures, mirrors and anything fragile off the walls we're papering.

Our fitters need clear space along the wall to work. If a sofa, bed or wardrobe sits against it, talk to us when we plan the visit and we'll agree how to handle it.

Our list is longer. We prepare the paperwork with the fitters' details, book the work around your building's hours, check and prepare the surface, hang the paper, tidy up, take the offcuts away and inspect the finished wall with you. All of it is part of our wallpaper installation service, carried out by our own fitters rather than subcontractors, across Bangkok, Nonthaburi, Pathum Thani and Samut Prakan. Further afield, we send a self-install kit with a step-by-step video and remote support.

From first chat to finished wall: the timeline

Here's the usual order of things. Talking your project through is always free, in English or Thai, from start to finish.

  1. The first conversation. Tell us about the room, send a few photos, and we'll talk through papers that suit the space and how you live in it.
  2. Measuring. Send us your own measurements, or, in Bangkok, book a visit and the team measures on site. A visit is booked with a ฿1,000 deposit, which comes off your order in full when you go ahead.
  3. The quote and the choice. You get one clear, itemised quote covering materials and installation, with installation listed separately from the per-square-metre price of the paper. For what drives that figure, see our guide to wallpaper installation cost.
  4. The order. Paper comes from stock or is ordered in from the international houses, and the two arrive on different timelines. Ask us which applies to the paper you love, and plan the install around it.
  5. The juristic paperwork. Usually around a week before the install, we lodge the forms with your building.
  6. Wall preparation. We check the surface first. The wall needs to be dry, sound and smooth, and any cracks or patches are repaired before we hang. Repairs are quoted from site conditions, and removing old wallpaper is an extra on request; our guide to wallpaper removal and repair explains what's involved.
  7. Installation day. More on that below.
  8. Clean-up and walk-through. We tidy up, take every offcut away and inspect the result with you before we leave.

What happens on the day

Our fitters arrive at the time your building allows, check in with the building office and bring their tools up in the booked lift. The first job is checking the surface: every wall is looked over and prepared before a single length goes up.

Then comes the part that looks deceptively easy. Each length is measured, cut and hung with the pattern matched seam to seam, so the design runs on without a visible break.

How long it takes depends on the job, so take this as general guidance rather than a promise. A single feature wall is usually a day's work or less. A whole room, or several rooms, takes longer, and preparation or repairs add time. We'll give you a realistic schedule once we've seen the walls.

You don't need to stand over us all day, but it helps to be around at the end. That's when we walk the wall together and you check every seam with your own eyes.

Choosing a paper that's kind to condo life

If you're weighing up options, non-woven wallpaper (made on a fibre-based backing rather than paper) is the condo-friendly choice. It holds its dimensions as it dries, so seams stay tight, and when the time comes it strips dry in whole lengths. The AS Création Cosiness collection is a good example: pre-pasted (the paste is already on the back), scrubbable and easy to live with.

For a statement wall with real presence, the Versace collection brings gilded geometry and baroque detail to the room you most want to show off. It's our signature range, and it rewards a wall that people see the moment they walk in.

Gold baroque from Versace VI, our signature range. A design like this earns the wall people see first when they walk in.

After the fitters leave

Paste needs time to dry, so give the room a little patience. As a general rule, keep the air conditioning steady rather than blasting it, and hold off on hanging pictures for a day or two. Our workmanship is guaranteed, and if anything looks off as the wall settles, tell us. For how wallpaper copes with the climate here, our article on wallpaper and Bangkok humidity puts the worry in perspective.

Ready when you are

If there's a wall in your condo you've been meaning to do something about, we'd love to hear about it. Tell us about your space and send a few photos, or book a consultation and we'll take it from there, juristic forms and all.

Good to know

Common questions

Do I need juristic office permission to wallpaper my condo?

Usually the juristic office doesn't approve the wallpaper itself, but most buildings need a contractor work form signed by the unit owner before fitters can come in. Rules vary by building, and we prepare the paperwork with our fitters' details for you.

Can wallpaper be installed at the weekend in a Bangkok condo?

It depends on your building. Most allow contractor work on weekdays during set hours, and many restrict or ban work on Sundays and public holidays, so we book the install around your building's rules.

How long does wallpaper installation take in a condo?

As a general guide, a single feature wall is usually a day's work or less, while whole rooms or several rooms take longer. Wall preparation and repairs add time, and we give you a realistic schedule once we've seen the walls.

Do I need to be home while the wallpaper is installed?

Not all day, as long as access is arranged, for example a key card or a key left with the front desk. It's best to be there at the end so we can inspect the finished wall together.

Do I need to move furniture before the fitters arrive?

Please take pictures, mirrors and fragile items off the walls being papered. Fitters need clear space along the wall, so if large furniture sits against it, talk to us when we plan the visit.
