First, why it feels so cold (it's not you)
Most Bangkok condos are handed over as blank, hard-surfaced boxes: white walls, tiled or laminate floors, big glass windows, not a soft thing in sight. Every surface bounces sound and light straight back at you. That's the echo. That's the chill. It has nothing to do with the place being wrong for you — it's just untextured.
The fix isn't more furniture. It's the three surfaces furniture can't cover: your walls, your windows, and the empty middle of the room. Warm those and the whole space exhales.
Start with one wall
Resist the urge to do everything at once. Pick the wall your eye hits first when you walk in, or the one behind the sofa or bed, and let that be the room's heart. One considered wall does more for a space than five half-finished ideas.

Before anything goes up: your building's rules
One practical thing nobody warns you about. Most Bangkok condos are run by a juristic person — the building's management body — and it, not your landlord, sets the rules for work inside a unit. Expect some combination of written permission before contractors come in, workers registered at the desk with ID, work confined to weekday daytime hours, and the service lift booked ahead. Some buildings also ask for a refundable deposit against damage to the common areas.
None of it is difficult, but it is the thing most likely to move your installation date — so it's worth asking the juristic office for its rules early, before you've set your heart on a Saturday. If you're still abroad, your agent or the building's office can usually send them over. Pass them to us and we'll work to them.
